Role Overview

The Property Manager will oversee the daily operations and strategic management of multiple commercial properties. This role requires a proactive leader who ensures optimal property performance, tenant satisfaction, and compliance with all regulatory standards.


Key Responsibilities

  • Oversee day-to-day operations of multiple commercial properties to ensure efficiency and functionality.
  • Maintain buildings, facilities, and common areas to the highest standards of safety and cleanliness.
  • Supervise maintenance teams, contractors, and service providers to ensure timely repairs and preventive maintenance.
  • Monitor electrical, plumbing, fire, and security systems, coordinating repairs and upgrades as necessary.
  • Plan and manage renovations, refurbishments, office relocations, and improvement projects.
  • Manage inventory of tools, equipment, and spare parts, and coordinate procurement when required.
  • Ensure compliance with all health, safety, fire, and security regulations.
  • Coordinate outsourced services including cleaning, landscaping, and waste management.
  • Market vacant units, conduct property inspections, and manage tenant on-boarding processes.
  • Prepare, administer, and manage lease agreements, renewals, and terminations.
  • Oversee rent collection, service charges, arrears follow-ups, and occupancy levels.
  • Manage tenant relationships, handle complaints, and drive satisfaction initiatives.
  • Implement energy efficiency and sustainability programs.
  • Develop and manage budgets, track expenditures, and conduct regular audits.
  • Prepare and present reports on property performance, leasing status, and maintenance activities.
  • Coordinate new developments, facility expansions, and property handovers.
  • Respond promptly to emergencies and provide after-hours support when required.

Requirements

  • Demonstrated leadership experience managing maintenance teams, contractors, and vendors.
  • Strong written and verbal communication skills.
  • Solid knowledge of property management, health, safety, and regulatory requirements.
  • Strong negotiation skills for leases, contracts, and service agreements.
  • Proven ability to set targets, manage budgets, and meet deadlines.
  • Excellent problem-solving skills and the ability to perform under pressure.
  • Minimum of HND or equivalent qualification; a degree in Property or Facilities Management is an advantage.
  • Professional certification in property, facilities management, or health and safety is an added advantage.
  • Proficiency in property management systems and software.
  • High level of professionalism, integrity, and a strong customer-service orientation.
